Steenberg Green

THE BRIEF:

Steenberg Green never needed to be marketed on Property24. Phase II sold entirely by word of mouth. By the time most property agents or portals would have listed it, all six homes were spoken for.

The development sits on the boundary of Table Mountain National Park in Zwaanswyk, a location that provides something genuinely scarce in Cape Town: a home that cannot be surrounded.

The Park forms a permanent border on one side; a single controlled entry point serves the entire suburb, monitored 24/7 by an external security firm, making Zwaanswyk one of the safest suburbs in Cape Town. Phase II homes range from 450 m² to 1 303 m² under roof, on plots between 776 m² and 1 606 m², some of the largest and most sophisticated homes we have developed.

The range of purchasers has reflected the range of homes. Four homes in Phase II were purchased by a foreign Consulate for the accommodation of their senior staff. The largest home - 1 303 m² under roof, with six garages - was purchased by a prominent South African business leader. One purchaser described the experience as 'Christmas, Easter, your birthday, and wedding anniversary rolled into one.'

THE SITE:

Phase II sits on the high point of the estate, with uninterrupted 270-degree views that are as good as any in the Southern Suburbs. The border with Table Mountain National Park is permanent, protected land that will not be developed, which means the views from your home today will look exactly the same in twenty years.

What distinguishes Steenberg Green from comparable estates is scale: 12 000 m² of professionally landscaped gardens and common areas, the kind of setting that takes decades to establish and cannot be replicated on a new site. Most estates in the Southern Suburbs are either a handful of homes with minimal shared space, or large 100-home developments.

Steenberg Green consists of ten homes, set in a botanical garden. All security infrastructure was already in place and fully operational on the estate before we began Phase II.

THE NEIGHBOURHOOD:

Zwaanswyk sits between Steenberg Golf Estate and the slopes of Table Mountain, an address that combines Southern Suburbs access with a genuine sense of remove.

Tokai Road and the M3 are close, and both Steenberg Village and Constantia Village are a short drive. Blue Route Mall, Reddam House, and the American International School are all within easy reach. The area is predominantly residential with large, high-value properties, mature trees, and long-established families.

The golf estate provides an excellent amenity. The mountain provides the reason to be here.

THE STANDARD:

The homes at Steenberg Green are developed to the full Oakhurst standard, with specifications scaled to each individual home.
