56 Kildare Road

THE BRIEF:

The deal that produced 56 Kildare Road was not like the others.

The previous owners, an elderly couple with plans already drawn by their architect, needed a path forward on a project that had stalled. We proposed something different: Oakhurst would finalise the subdivision of their property, acquire two of the three sub-divided erven in return for building their new home on the third erf. They would have their new house at no upfront cost to them; we would develop the two remaining erven.

The middle home we retained as an investment property to be rented out.

The front home sold on the first viewing, at full asking price. The purchaser, a professional couple and their daughter, who had been looking in Newlands for some time, made their decision on the spot.

We completed on schedule in August 2025. Three homes; three different outcomes from the same site, each one right for its owner.

THE SITE:

The site's story is inseparable from the deal that created it. The original property occupied a well-positioned Newlands street in its entirety; the subdivision produced three viable plots and the creative structure produced three homes with three entirely different briefs, one for the previous owners, one retained by Oakhurst as a rental investment property, and one sold. The middle home's retention was a deliberate decision: it performs well, and it keeps us present in a suburb we continue to actively target for future developments.

THE NEIGHBOURHOOD:

Newlands is one of those Southern Suburbs addresses that people discover and rarely leave. The pavement culture is vibrant, the tree canopy is established, and the neighbourhood sits within walking distance of both the Newlands cricket ground and the forest above it.

UCT is close, as are Groote Schuur Hospital and the Southern Suburbs' primary schools. It is a suburb of professionals and academics — the kind of address that holds its value because the people who choose it are deliberate about where they live.
