THE BRIEF:
Forty-Five on Rathfelder is set in the part of Upper Constantia known as the Avenues - a grid of wide, quiet streets where stands are generous and the views are protected. Six homes on sites ranging from 800 m² to 2 499 m², each positioned to make the most of the outlook across Bel Ombre Meadow.
We designed these homes with volume in mind, houses from 380 m² to in excess of 1 000 m², finished to the Oakhurst standard without concession. The setting provides the rest.
THE SITE:
Six stands, each oriented north to hold the outlook across Bel Ombre Meadow, sit within a single-entry, access-controlled estate in the Avenues of Upper Constantia. Because the meadow is protected open ground rather than a neighbouring erf, those view can't be built out or obstructed.
One manned entrance provides access to the six homes, each with its own driveway and gated entrance within the estate.
THE NEIGHBOURHOOD:
The Avenues of Upper Constantia are defined by scale. Stands are measured in thousands of square metres, properties are separated by mature vegetation, and the pace is — deliberately — slow. Bel Ombre Meadow forms a natural green boundary to the north-west, providing protected open views that cannot be built out.
This is a neighbourhood of long-term owners: people who chose the Southern Suburbs for the mountain and the quiet, and found both here.
THE STANDARD:
Homes at Forty-Five on Rathfelder were delivered to the Oakhurst standard, designed to be complete, with a quality that does not require upgrade.
