3 on Buckingham

THE BRIEF:

The brief for 3 on Buckingham began with a constraint: a stand of protected yellowwood trees that could not be touched. Most developers viewed that as a problem. We saw it as an opportunity.

The design worked around the trees, treating them not as obstacles but as the site's defining feature. Six homes, each positioned in relation to the yellowwoods, producing a development with a sense of permanence from the day it was completed. The site's character was established before we arrived. Our job was to honour it.

We completed on schedule in July 2023. All six homes sold within a week of going to market.

THE NEIGHBOURHOOD:

Tokai occupies the southern edge of the Southern Suburbs, bordered by the Tokai Forest and the pine plantations of the Cape Peninsula. It is an established neighbourhood of good schools, equestrian properties, and generous stands. The Forest provides running trails and mountain bike routes within walking distance. For families who want space, quiet, and the city within twenty minutes, Tokai delivers without compromise.

THE STANDARD:

Each home at 3 on Buckingham was designed to occupy its plot quietly. Private considered volumes and a finish standard in keeping with the natural character of the site. Engineered wood flooring, custom designed joinery throughout, quality sanitaryware, inverters installed as standard. The yellowwoods form an established backdrop to every outdoor space.
