26 on Brommaert

THE BRIEF:

26 on Brommaert was a larger undertaking, eleven homes across six notarially tied erven in Upper Constantia, each oriented north to maximise natural light across every season. Three- and four-bedroom layouts, every bedroom en-suite. The kind of specification that leaves nothing to negotiate.

The development demonstrated our ability to approach scale. Brommaert proved our resilience and our commitment to deliver in the face of countless headwinds. Every home sold, every home delivered.

Security was resolved at the design stage rather than retrofitted: a guardhouse, full perimeter fencing, and a CCTV system that runs on backup power, giving residents the kind of quiet assurance that belongs to properly considered design rather than afterthought.

THE NEIGHBOURHOOD:

Upper Constantia maintains the valley's character while sitting slightly elevated - a combination that offers both perspective and proximity. The neighbourhood is predominantly residential, with access to Constantia Village, the wine estates, and the trails of Table Mountain National Park within minutes.

Families choose it for the schools. Those without children stay for the quiet. Both find, after a few years, that the sense of permanence here is hard to leave.

THE STANDARD:

Each home was built to the Oakhurst finish standard, with every bedroom en-suite as a non-negotiable baseline. The kitchens were individually designed for each home, SMEG appliances, engineered stone worktops, soft-close cabinetry. Bathrooms were fitted with Hans Grohe throughout, underfloor heating to all en-suite bathrooms, and heated towel rails.

Outdoors, pools designed to purchaser preference, covered patios, landscaped gardens on automated borehole irrigation, and a choice of gas or wood-burning braai. Double garaging is automated. Every home is fibre-ready, with wired network points to all bedrooms included.
